Abstract

The purpose of scientific problem is to determine the characteristics and directions of increase of efficiency of enterprise management by using the analytical tools of formation of the program of activities of the companydeveloper, integrates construction projects as part of the unified investment program. The subject of the article is the process of formation, evaluation and selection of the production program of the organisation-the developer, reflecting multipractice business portfolio and specific operating system making investment decisions for the implementation of construction projects. Methodology work of this article is theoretical and methodological basis of the study and fundamental principles of the system approach, methods of scientific abstraction, analysis and synthesis, induction and deduction, dialectic method of knowledge of economic phenomena, the relevant provisions of the financial management, control theory, economy of enterprises, scientific works of domestic and foreign scientists, which highlight the main problems of financial and economic activities of construction companies a multi-project environment. Results of research. The article introduced and justified application tools formalization of the space of display elements of the production program of the enterprise-the developer that the new criteria factor soil forms the rational part of the commercial portfolio ( or portfolio of projects) that properly takes into account the factors of external and internal environment activities, modern economic-mathematical decision-making tools and advanced concepts for the formation and management of the business portfolio. The resulting production program provides an economic compromise between the expected leading characteristics of the generated implementation of the production program, predictive (planned) financial result, the degree of administrative orderliness of the business environment and the level of objective and subjective risk in respect of projects included in this program. Presented technology evaluation and selection of options for production programs (commercial portfolio), the contents of which are adapted: - the contents of the operational activities of the developer as one of the leading actors of the construction and investment process; - the nature and structure of the organization-developer that operates in multi-project business environment as an administrator, coordinator and regulator of the processes of initiation, preparation and implementation of investment projects. Scope of results of research. Scientific principles and practical recommendations in the article, improve the efficiency of management of construction organizations. Conclusions. The construction practice implemented a formal economic-mathematical toolkit in a single algorithm, provides research and analytical support to the evaluation processes, the formation and administration of the production program of the company-developer - project analysis measures of rationalization of their volume, movement and structure, which significantly updates the theoretical and methodological base of economics and management of construction enterprises as a scientific industry.
